Buying property in Dubai, the questions we are asked most

Can foreigners buy property in Dubai?+

Yes. In Dubai's designated freehold areas, which include every community on this page, buyers of any nationality can own property outright, with the title deed issued in their name by the Dubai Land Department.

What are the costs of buying a home in Dubai?+

Budget for the Dubai Land Department transfer fee of 4 percent of the purchase price, a fixed trustee office fee, the agency commission, typically 2 percent, and, if you finance, a mortgage registration fee of 0.25 percent of the loan. We put every cost in writing before you commit to anything.

Can a non-resident get a mortgage in Dubai?+

Yes. UAE banks lend to non-residents, usually at a lower loan-to-value ratio than for residents and with income and bank-statement checks. Our mortgage advisory desk gets a pre-approval in place before you view, so you negotiate as a ready buyer.

Does buying property qualify me for a UAE Golden Visa?+

Owning property worth AED 2 million or more can qualify you for the ten-year Golden Visa under the current rules, including off-plan purchases from approved developers. We confirm eligibility for the specific unit and handle the application paperwork.

Should I buy ready or off-plan?+

A ready home gives you rental income or a move-in date straight away and a price you can check against registered sales. Off-plan gives you a payment plan and a lower entry price against a handover date. We show both side by side, priced on Dubai Land Department data, so the decision rests on numbers rather than brochures.
