A valuation you can check
We price the home against the Dubai Land Department's registered sales in the same building or street, and show you the transactions. If the figure you have in mind is above what the market has paid, we say so before you list with us, not after three months.

A buyer list, not a listing
The home goes first to the buyers who have briefed us at this level and to the partner developers' and family offices' buyer networks we work with, under a non-disclosure agreement where you want one. Portals come later, or never, at your choice.

Presentation that stays private
Photography and a floor plan are prepared for the buyer pack, not for public circulation. Viewings are by appointment, with proof of funds requested before a buyer sees the address.

Offers side by side
Every offer comes to you in writing with the buyer's position, funding and timetable, so you compare them on the same page. We negotiate on your behalf and hold the deposit under the agency's licence.

Transfer handled
Form F, the developer's no-objection certificate, service-charge clearance and the transfer at a Land Department trustee office, with a power of attorney if you are abroad. The deed changes hands and the balance lands on the same day.
Who it suits
An owner who does not want the home photographed across the portals. A family selling an estate. A developer or an investor with a block of units. Questions owners ask first
Why sell off-market rather than on the portals?+
Three reasons owners give us: privacy, because a listing with photographs of your home is public for as long as it takes to sell; positioning, because a prime home that sits on a portal for months reads as stale; and price, because a buyer who has been briefed and qualified negotiates differently from one browsing.
How long does a private sale take?+
It depends on the home and the price. The buyer list is contacted in the first week; a home priced on registered sales usually draws its offers inside the first month. If it has not, we review the price with you against the data rather than wait.
What does it cost?+
The agency commission of 2 percent plus VAT, paid by the buyer on a resale by custom in Dubai, and the marketing is included. There is no fee for the valuation or for listing with us.
Can I sell from abroad?+
Yes. A power of attorney signed before a notary and attested for the UAE lets us complete the transfer for you. Funds are paid through the trustee office at the transfer.
