Hudayriyat Island
Hudayriyat Island is the island off the south-west shore of Abu Dhabi, joined to the city by a causeway from Al Bateen and developed by Modon as a sports and leisure island: cycling tracks, the 321 Sports park, a velodrome, Bab Al Nojoum camping and, since 2024, Surf Abu Dhabi. Its residential districts, Nawayef on the island's hills and Al Naseem on the water, are large villas and mansions on plots that face the open sea or the city.

Yes. Hudayriyat Island is an Abu Dhabi investment zone, where buyers of any nationality can own property, and the title is registered with the emirate's real estate registry.

Heritage has no resale listing published in Hudayriyat Island at the moment. Much of what we sell never reaches the portals, so send us a brief and we will shortlist off-market options as well.
